This property is located within 10 minutes of the city Woodland and within five minutes of the Woodland-Watts Airport and the Yolo Flyers Golf and Country Club. The property sits in a Napa like setting with gentle rolling hills with scattered oaks. There is a lot of road frontage on Country Road 19 and 20.
VINEYARD:
There are 209 planted acres of vineyard. Varieties include Chardonnay, Syrah, Cabernet, Zinfandel and Pinot Grigio. Rootstocks are AXR1, 3309, Freedom and 110R. The vineyard was planted in 1987 and 1994. Pinot Grigio and Chardonnay were graphed on Merlot vines in 2007.
PASTURE & HAY GROUND:
There are approximately 70 acres of flood irrigated pasture utilized at present for cattle grazing. There was originally alfalfa grown on approximately 208 acres with a pivot sprinkling system. At present the ground is being dry farmed to Rye hay.
WATER:
Water is supplied from the primary source Yolo County Water Conservation and Flood Control District. The allocation this year will be finally determined after May 1, 2009. Water is delivered thru Cache Creek, Adams Ditch and Clover Canal throughout the ranch. There is a back up well for the vineyard if allocation is too low to irrigate the vineyard. There is a large reservoir on subject property that holds 50-55 acre feet. This reservoir is filled with irrigation district water and then pressurized to irrigate the vineyard. The pump can also fill the reservoir. The existing pivot uses this reservoir, but at this time is not functional. Another well should be drilled as a second back up if a person is planting more than 300 acres of permanent crops. In the future, when there is full allocation from the district there should be plenty of water available for the total property.

Soils are Brentwood Silty Clay Loam, Corning Gravelly Loam, Hillgate Loam, Sehorn Clay, Sehorn Cobby Clay, Sycamore Complex and Yolo Silt Loam. These soils would be suitable for vineyard, walnuts, olives and other orchard crops.
